The Freeze-Thaw Cycle: The #1 Culprit

Water is asphalt's biggest enemy. Small cracks in your pavement fill with water, which then freezes and expands — widening the crack with every cycle. In a typical Massachusetts winter, you can have dozens of these freeze-thaw events. Over time, small cracks become large ones, large cracks become potholes, and potholes grow into structural failures. Sealing cracks before winter is the single most effective preventive measure.

De-Icing Salt Damage

Rock salt and chemical de-icers lower the freezing point of water, but they also accelerate asphalt deterioration.
